Building Permit Timelines
Building Permits & Other Services Estimated Timelines
Below are the current average turnaround times for permit review rounds and other Community Development department services as of December 2025, to be updated quarterly.
Besides "Permit Intake", these average turnaround times begin once a permit application is deemed complete and submittal fees are paid, if applicable. All are subject to change based on queue volume. Additional review round timelines are dependent upon the number of departments requiring rereview and the completeness and compliance of your responses, see "Response to Comments" for a generalized range.
Building Permit Review Timelines
- Permit Intake / Application Completeness Review:
- Building Support sends completeness review to the applicant within 1 week.
- Round 1 Review:
- EPIC Permits: 4-5 weeks
- Landscape / Drainage / Grading Permits: 3-4 weeks
- New Mini Permits: 3-4 weeks
- Additional Information: 4-6 weeks
- Simple Change Orders: 8-10 weeks
- New Minor Permits: 8-10 weeks
- New Major Residential Permits: 16-18 weeks *** Major residential permits submitted July-Sept are currently experiencing a delay, likely through January 2026.
- Major Change Orders: 16-18 weeks
- Major Commercial Permits should check in with their permit coordinator.
- Additional change orders beyond the first submitted go through the queue slower.
- Response to Comments / Additional Review Rounds:
- EPIC & Mini Permits: an additional 2-4 weeks per round
- Minor Permits & Simple Change Orders: an additional 6-8 weeks per round
- Major Permits & Major Change Orders: an additional 8-10 weeks per round
- Final Review:
- Within 1 week once all agency reviews are complete.
- Issuance:
- Permit will go from "Final Review Complete" to "Ready to Issue" status within 1-2 business days and will be issued once paid within 1-2 business days.
Other Permit Review Timelines
- Like-for-like Fenestration Affidavit Permits: 1 week total
- Mechanical, Electrical, Plumbing: 1-2 weeks total
- Fence: 1-2 weeks
- Re-Roofing: 1-2 weeks per round
- IFFR: 1-2 weeks total
- Tent: 1-2 weeks
- Repairs: 2-4 weeks total
- Sign: 3-4 weeks

Other Community Development Services Timelines
- BEST Tests: 1-3 business days upon request
- BEST Cards: 7 business days to receive hard copies
- Contractor Licenses: 1-2 business days
- Certifications of Occupancy/Letters of Completion: After passing Final Building Inspection. Please contact Bonnie Muhigirwa with any requests.
