Burlingame Ranch Phase III receives certificate of occupancies
 Residents set to move into affordable housing project in coming weeks

Aspen, Colorado – The City of Aspen is pleased to announce that the third phase of the Burlingame Ranch affordable housing subdivision has received certificates of occupancy, as well as a temporary certificate of occupancy, allowing residents to close on their units and begin moving in.

The 74 units went out for lottery to qualified bidders in September and October but were not available until the State of Colorado signed off on the project. That occurred Dec. 4, along with the City’s Chief Building Official approving certificates of occupancy for each unit and a temporary certificate of occupancy for the entire project, allowing stormwater work to be completed.

Over 40 households have gone under contract and will be closing on their units between the weeks of Dec. 11 and Dec. 31, 2023. The remaining lottery winners will go through the process in January and February.

Burlingame Ranch Phase III contains 79 one-, two- and three-bedroom units of varying income categories and family sizes, creating a diverse community of residents who contribute not only to the social fabric of Aspen but also support the resort economy.

The City of Aspen has reserved five units that will be put out to lottery for City employees in early January.

“We are so excited to finally be able to offer these units to our community members after a delay that the City did not anticipate,” said Scott Miller, director of public works. “The City welcomes the new homeowners in Burlingame to their new neighborhood. The addition of 79 units to the workforce housing inventory speaks volumes to the City’s dedication to creating a dynamic and well-rounded community.”

This phase marks the final development stage of the Burlingame Ranch project, concluding over two decades of city initiatives to foster a more inclusive and prosperous community.

Burlingame Ranch, nestled 3.5 miles from downtown Aspen off Harmony Road, has completed its development in three distinct phases. The first and second phases brought 84 and 82 multifamily units respectively, along with a combined 11 single-family homes, to the APCHA's affordable housing roster. 

The subdivision is home to over 400 individuals and families, a living testament to the City’s dedication to the principle that a robust, year-round community and a sustainable local workforce are integral to the future prosperity of the Aspen Area.

“It has been a two decade long and challenging project,” said Mayor Torre. “I am so happy to see the final phase of Burlingame Ranch being moved in to, providing more affordable housing opportunities for working, living, and contributing Aspen community members. It is another success for our housing program, and it teaches us that we still have work to do for both existing and new housing for the Aspen community.”
