Short Term Rentals in Aspen Must Cease Operation 

Until COVID-19 Health Orders Lifted


ASPEN, CO. – March 27, 2020 – To comply with Pitkin County Public Health and State of Colorado standing health orders requiring all persons to shelter in place and limit community transmission of coronavirus in our community, all short-term rental businesses and units in Aspen must cease operation until Pitkin County and State public health orders are lifted.


Short-term rentals are classified as lodge and residential properties which are available for occupancy for a period less than 30 consecutive days. This includes hotels, motels, lodges, condo-hotels, bed and breakfasts, and any other lodging types as defined by the City of Aspen. This also includes any privately owned residential property within the City limits being used as a short-term rental, whether through an online booking service, local property manager, or any other means, and with or without a valid City Vacation Rental Permit.


The State and County orders also include any individual room within a residential property being used as a short-term rental. All short-term rentals shall cease operation immediately and vacate guests residing in those units.


Exemptions to this order are limited to local residents using short-term rentals as a permanent residence, anyone in quarantine or experiencing symptoms of COVID-19 using a short-term rental to self-isolate, or anyone able to demonstrate good cause for maintaining residence in a short-term rental to comply with State and County public health orders.


No further bookings or occupancy of short-term rentals within the City of Aspen are permitted until State and County Public Health standing orders have been lifted.
